Comprehensive Detailed New House Quality Assurance
Staged Inspections
Inspections can be performed at all stages of
construction & even in between stages if you are
concerned with the quality of the build or are having
difficulties or problems with the builder.
Stages:
1.0 Contract Stage - An explanation of common
contract terms with explanation of client/builder
obligations.
2.0 Base Stage -
3.0: Pre Concrete poor: Inspection of slab preparation,
steel placement ensuring that reinforcement
installation complies with engineers details as well
complies with Australian Standards AS 2879 Residential
Slab & Footing Construction.
4.0: Post Concrete Poor: Inspection of the completed
slab ensuring that the concrete slab or concrete
footings comply with design requirements.
5.0 Frame Stage - When the wall frame and roof frame
is complete;
Owner Builder Inspections:
If you are an owner builder & you decide to sell,
currently regulations require you to have your home
independently checked by an authorized building
practitioner or An Architect.
Dilapidation Survey:
All type of constructions and renovations, road works,
infrastructure projects and/or demolitions can cause
building faults in surrounding properties.
Archiin & Ogee Architects will assess the condition of
your property before works commence and provide a
photographic record of any pre-existing faults.
If damage becomes evident after work
starts/completed, your Dilapidation Survey can help
you get things rectified or support a claim for
damages if needs be.
If no precautions taken, problems such as cracked
brickwork or paving, broken fences, water ingress or
damage to landscaping can all result in costly repairs,
but how can you prove that the building work has
done the damage? We do!
6.0 Lock Up - When external walls are complete, and all windows are installed, doors are installed, roof coverings are fixed, and the flooring is installed;
7.0 Fix Stage - When timber skirtings, timber architraves, and joinery units are installed – the house is ready for paint;
8.0 -Pre-handover - When the home is deemed to be practicably complete by the builder and is presented to you the home owner for handover: Normally there will be an initial walk through for faults to be detected / picked and documented, with a follow up walk through at later stage most likely a couple of weeks later once the builder indicates that all faults have been rectified.
9.0 Maintenance Period Expiry - A final inspection just before the Maintenance or Defects Liability period expires (typically 3-6 months after completion):
This inspections are performed in accordance with current “Australian Standards” & in accordance with current “Standards & Tolerances” as outlined by the Victorian Building Commission.
The inspection is a visual inspection of the property as presented by the builder.
